The Woodlands Land Development Company, L.P. and Montgomery County Municipal Utility District No. 46 (the Developers), have acquired five parcels of land located adjacent to the City of Houston’s Extra Territorial Jurisdiction (ETJ) and contiguous to the existing boundary of The Woodlands Township, as defined by the Regional Participation Agreement between the City of Houston and The Woodlands Township. The Developer is requesting that the Agreement be amended to include the five parcels in the ETJ.
The addition of the five parcels to the ETJ will add approximately 98.45 acres to Houston’s ETJ boundary. Adding the property to Houston’s ETJ will benefit the City by facilitating development, providing consistent regulatory standards and street patterns, and allowing the efficient provision of utility services. Tracts 1 and 3 will continue to provide drainage and detention for the existing residential development in the area. Tracts 3 and 4 will be single-family residential development extensions of the adjacent May Valley Subdivision, and Tract 5 will be used for commercial purposes. There is no fiscal impact to the city in accepting this property into the ETJ. Upon addition to the ETJ, the property will become subject to the Regional Participation Agreement between the City of Houston and The Woodlands Township.
The Planning and Development Department recommends that Council pass an ordinance authorizing the addition of approximately 98.45 acres of land to the ETJ of the City of Houston.
