RECOMMENDATION: Approve and authorize a Lease Agreement between 5990 Airline Investment LLC. (Landlord) and City of Houston (Tenant), for the lease space at 5990 Airline Drive, Houston, Texas, for the Women, Infants and Children (WIC) Program of the Houston Health Department (HHD).
SPECIFIC EXPLANATION: The General Services Department recommends approval of a Lease Agreement with 5990 Airline Investment LLC (Landlord) for 3,434 square feet of office space at 5990 Airline Drive, for the HHD WIC Program. The WIC Program is a free nutrition program that provides nutrition education and counseling, nutritious foods and assistance in accessing health care to middle to low-income pregnant women, new mothers, and young children, to help them eat well, learn about nutrition and stay healthy.
The previous lease term commenced on September 30, 2010, and expired on September 29, 2020, at a monthly rental of $2,643.13 for 1,934 square feet of office space. The proposed Lease Agreement is for five years with two (2) five-year renewal options at the then-current market rate; increases the lease space by 1,500 square feet; and establishes a new monthly rental of $2,995.00 during the extended lease term.
The landlord will provide maintenance and utilities and HHD will be responsible for janitorial services.
OPERATING BUDGET FISCAL NOTE: No Fiscal Note is required on grant items.
