RECOMMENDATION: Approve and authorize Second Amendment to Lease Agreement between Midtown Central Square, LLC (Landlord) and the City of Houston (Tenant) for lease space at 2100 Travis Street for the Housing and Community Development Department.
SPECIFIC EXPLANATION: The Housing and Community Development Department (HCDD) leases office space on the 4th, 9th and 10th floors of 2100 Travis Street for its employees and consultants working on disaster recovery activities. Currently, the staff is housed on the 9th and 10th floors. Additional employees and consultants are needed to work on the disaster recovery activities, which are anticipated to increase by 20%, and the current space cannot accommodate the additional staff. Consequently, HCDD desires to expand to the 4th floor and move its occupancy date from March 1, 2019 to January 15, 2019.
The proposed Second Amendment provides that the City will pay $187,790.40 to the Landlord to expedite the build-out of the 4th floor for an early occupancy. The Landlord shall be responsible for any costs in excess of the subject amount. The Landlord will also provide an additional 50 unreserved parking spaces at a monthly cost of $65 per space under the lease; and 400 building access card keys at no cost.
