Summary:

ORDINANCE authorizing the sale and conveyance of a 20-foot-wide waterline easement and a 25-foot-wide sanitary sewer line easement, both situated in the Talcott Patching Survey, Abstract No. 619, Harris County, Texas; selling the easements to UVALDE REALTY PARTNERS, LLC, in consideration of its payment to the City of $731.00 and other good and valuable consideration -  DISTRICT I - GALLEGOS

Background:

SUBJECT: Ordinance authorizing the sale and conveyance of a 20 foot-wide water line easement and a 25 foot-wide sanitary sewer line easement, located out of the 130 foot-wide fee strip to the City of Houston West Canal, situated in the Talcott Patching Survey, Abstract No. 619. Parcels SY18-045A and SY18-045B

RECOMMENDATION: (Summary) It is recommended City Council approve an ordinance authorizing the sale and conveyance of a 20 foot-wide water line easement and a 25 foot-wide sanitary sewer line easement, in exchange for a consideration of $731.00, located out of the 130 foot-wide fee strip to the City of Houston West Canal, situated in the Talcott Patching Survey, Abstract No. 619. Parcels SY18-045A and SY18-045B

SPECIFIC EXPLANATION:

Mark Swanson, of LJA Engineering, Inc., on behalf of Uvalde Realty Partners, LLC requested the sale and conveyance of a 10 foot-wide water line easement and a 25 foot-wide sanitary sewer line easement, located out of the 130 foot-wide fee strip to the City of Houston West Canal, situated in the Talcott Patching Survey, Abstract No. 619.  The applicant plans to install a new water line and sanitary sewer line ten feet below the concrete-lined canal. The water line and sanitary sewer line will serve the proposed New Forest Town Center 127-acre commercial development. The Joint Referral Committee reviewed the request and determined that the width of the 10 foot-wide water line easement must be 20 foot-wide to meet the Infrastructure Design Manual standard.  Therefore, the Joint Referral Committee approved the request as a sale and conveyance of a 20 foot-wide water line easement and a 25 foot-wide sanitary sewer line easement to meet City standards. Uvalde Realty Partners, LLC. has complied with the transaction requirements and has accepted the City’s offer.

 

The City sell to Uvalde Realty Partners, LLC.:

2,600 square-foot water line easement:   $325.00    
Valued at $0.25 per square foot x 50%                          
                           
Parcel SY18-045B        
3,250 square-foot sanitary sewer easement:   $406.00 (R)   
Valued at $0.25 per square foot x 50%        
         
TOTAL SALE   $731.00    

 

Therefore, it is recommended City Council approve an ordinance authorizing the sale and conveyance of a 20 foot-wide water line easement and a 25 foot-wide sanitary sewer line easement, in exchange for a consideration of $731.00, located out of the 130 foot-wide fee strip to the City of Houston West Canal, situated in the Talcott Patching Survey, Abstract No. 619.
